Investing in a mobile home is a solution that appeals to many French people. If this type of housing interests investors so much, it is because not only is the price accessible – second-hand models, in particular, are mostly sold between €7,000 and €20,000 – the returns on investment are promising. . To ensure that this profitability is achieved, it is important to choose the right mobile home, also the most advantageous tax regime but also the right location.
Find the right mobile home to rent
Several mobile homes are available on the market. Among them are models designed by established brands such as O’Hara or IRM.
To invest in a new mobile home, you need to count between €30,000 and €70,000. The price of a used model, on the other hand, rarely exceeds €20,000, which makes it a very attractive option for an average or even modest-income investor.
Whether opting for a new or used mobile home, the investor must in any case ensure that their accommodation is in perfect condition. He must in particular check the functioning of the various equipment, the quality of the furniture, the layout of the rooms, the decoration, etc.
Tax measures to know when renting a mobile home
The status of non-professional furnished rental company is an important tool for making rental investment profitable. With this status, the investor has the choice between two tax regimes, each with its own advantages.
- The micro-BIC (industrial and commercial profits) regime allows you to benefit from an automatic reduction of 50% on the tax base;
- The simplified real regime offers the possibility of recovering the 20% VAT on the purchase price but also of excluding from the tax base all annual charges linked to the activity of LMNP.
In practice, the majority of mobile home owners opt for the simplified real regime.
Please note that the mobile home owner pays a tourist tax but also a property tax – the amount of the latter is however low given that the plot on which the accommodation is located is considered “unbuilt”. The investor is exempt from housing tax.
The right location for a rental mobile home
Several criteria must be taken into account before purchasing a mobile home, such as the location, the quality of the environment in the campsite or in the surrounding area, the proximity to certain tourist sites, the proximity to the urban center and the shops and transport, etc. The owner will subsequently have to make some improvements, for example in terms of the comfort of the rooms, the equipment in the kitchen or in the bathroom, etc.
These are all “details” which are not really details, which the investor can subsequently use as “sales arguments” when he has to convince vacationers to stay in his mobile home for a weekend or during the holidays.
The owner will also need these arguments when he wants to resell his mobile home a few years later. The choice of location is all the more important as over the years, accommodation, whatever its standard, loses its value (-30% just for the first year of use).
It should also be noted that investors who leave nothing to chance recover all of the money invested after six or seven years on average, and manage to generate substantial profits which can reach €3,000 per year.
